Sometimes, for additional expansion, a heated balcony is attached to the living room. But a more convenient design option is when it is used to make a storage area or office. Thanks to the demolition of the partition, the area of the apartment and room increases, and an additional functional area appears.
For the bedroom
Sometimes the bedroom is a separate room with a storage area. In this case, the design includes a wardrobe or a spacious closet. In this case, the sleeping place is located either further from the window, or natural light sources are covered with thick curtains. If the sleeping area is a small space separated by a partition, then you won’t be able to fit anything except decorative shelves and panels. However, the apartments are 60 sq. m, the latter option is rare, since the space allows you to create a separate room.
For children's
The children's room must be safe. The design of the apartment is 60 sq. m walls and ceilings are decorated with soft wallpaper or decorative coating - liquid plaster, for example. It is noticeable in the photo that small spotlights built into the ceiling and walls are more often used. This helps avoid injuries during active games. In the radiator area, apartment designs include designer panels to also reduce the possibility of damage.
For the bathroom
To increase the area, the bathroom is combined by demolishing the dividing wall. However, the apartment is 60 sq. m, you can create a guest restroom if the pipe system allows it. This project provides for the guest room to have an accessible position, otherwise the meaning of such a design solution is lost.

Variety of Soviet layouts of 3-room apartments
In accordance with the type of houses and their territorial location, several types of p-3m layouts are distinguished. The ability to arrange rooms separately depends on the year the building was built and its material.
The square footage of a three-ruble panel in a Khrushchev building is very meager. The rooms are small and inconveniently located.
Thin walls and a shared bathroom have a negative impact on the popularity of this placement. But some old buildings boast quite spacious halls, long corridors and high ceilings.
In Stalin
The construction of such houses began in the 50s. Five-story brick buildings with an improved layout were considered high-status housing at that time. They were erected throughout the Union. They could be seen in Minsk, Gomel, Orel, Kharkov, Bobruisk and other cities. The main characteristics of a 3-room Stalin apartment are a high ceiling (3-4 meters), separate bathroom, isolated rooms.
The area of the apartment depends on the number of floors of the building.
Basically they have three floors. Features include wide window sills and storage rooms. Floors can be concrete, wood or mixed. The advantages include a convenient location, mainly in the center of large cities, and good sound insulation.
In Khrushchev
Such houses were built from the late 50s until 1980. During this time they were refined and modified. The layout of 3-room housing in early versions was not comfortable. The ceilings were low and the rooms very small.
The walls of the five-story panel buildings were poorly insulated, the rooms of the high-rise buildings were adjacent and had a small square footage.
At the end of the 70s, active construction of 9-story Khrushchev-era apartment buildings began under a special program of 53 sq.m. Buildings made of brick and panels began to be improved; ceilings reached 2.64 m. Due to the removal of the load from internal partitions, it became possible to redevelop rectangular rooms.
In Brezhnevka
Medium-sized 3-room apartments were considered improved Khrushchev-era projects. They were distinguished by large windows, the presence of niches and mezzanines in the corridor or above the interior door. The area of all premises is from 48 m2 to 56.2 m2.
The advantages of this type of building include good waterproofing of the bathroom, predominantly brick construction, and the presence of spacious loggias.
Some Brezhnevkas have an improved layout and have been renovated. In tower houses the kitchens are very large. Their area is up to 10 m2. A narrow hallway can be made functional and visually enlarged with a built-in wardrobe. If living conditions can only be increased through redevelopment, all actions must be coordinated.
Having received the appropriate permission, you can make elite, comfortable housing from old Brezhnevka, combining several rooms.
When planning the demolition of walls in the bathroom, you need to understand that all plumbing items must remain in the places determined by the architect at the stage of drawing up the drawings. Otherwise, there is a high risk of flooding.
Layout in modern buildings
Modern layouts in monolithic new buildings differ significantly from the layout in Brezhnev or Khrushchev buildings. The rapid development of construction has had an impact on the quality of real estate being built. Walk-through rooms are rare, and corner apartments have good external insulation.
There is enough free space to create various functional areas in many series of houses, for example, 515/9ш, 504, 511, 464, 467, ii-18/12.
Advantages and disadvantages
The layout features depend on the type of building itself. A modern apartment of series 100, 135, 103, 119, 1605, 602, 121, 137, ii-49 can look like a studio, a partial studio with one partition, or a “vest”. The advantages of this arrangement include the following factors:
- High level of comfort. In many apartments, living rooms do not border elevators or garbage chutes;
- Open layout in new buildings allows space to be distributed at the discretion of the residents;
- Convenient location of the kitchen. There is no mandatory connection to the location of household appliances and gas stoves;
- Simple remodeling procedure. From a three-room apartment you can easily turn it into a two-room apartment without approval from the BTI;
- Possible two-level layout, panoramic windows, balcony-terrace.
The main disadvantage of the 65.4 layout in modern houses is its inconvenient geometry.
Often there are rooms in the form of a trapezoid, with corners, round walls on one side, columns and other features. The disadvantages also include a non-functional and uncomfortable hallway. Due to the large number of doors to different rooms, it is difficult to use and furnish it with furniture.
