Alexander (future customer) purchased an apartment in a new building in Kaliningrad. For a long time he was looking for a designer who could create an interesting project and find all the hidden reserves of the apartment. As Alexander later said, he read my articles and options for redevelopment of standard houses, which I publish on the blog.

After which he wrote to me and we began to communicate. Initially, Alexander asked for advice on how to avoid mistakes in repairs and what to look for when choosing a repair team, but during our correspondence an idea emerged: to do the project remotely and control it remotely.

That's what we decided. I believe that a project without implementation is useless, so I always exercise control over implementation - this includes design and technical supervision.

I was wondering: will it be possible to manage a renovation if you never show up at a construction site? So we got to work.

I developed a planning solution that greatly surprised Alexander. From a one-room apartment it turned into a full-fledged three-room apartment.

Any redevelopment must be legal and violations must not be allowed. After studying the house design, I identified load-bearing structures and wet areas. This knowledge made it possible to carry out legal redevelopment and not disturb the engineering of the house.

Of course, the apartment has special advantages: it has 6 windows and a technical room. Deciding to use all the reserves, I proposed to organize a kitchen (cooking room) in the technical room, and in part of the former kitchen I organized two small rooms (a bedroom and an office).

The bathroom remained in its place, the wet areas were not moved, and the organization of the kitchen in the non-residential part (technical room) was acceptable.

This is a legal redevelopment, since the kitchen, after renovation, began to meet all the requirements (window, communications supply, exhaust hood).

To achieve this result I used many construction and design techniques. For example, partitions were built from thin foam blocks - this saved space.

The color scheme of the apartment made it possible to create the illusion of more space: cool shades visually seem further away, so there is additional depth. To enhance the effect, I added a rich blue color.

All cabinets are integrated into the walls and become invisible due to the fact that the color of the doors was matched to the color of the walls. This way the space did not feel cluttered, but not at the expense of functionality.

I also selected furniture that was comfortable and suitable in scale. The large sofa (which seats four people) doesn't feel overly large, and neither does the dining table.

In zoning, I used not only knowledge of proportions and color, but also lighting design techniques.

I divided all the lamps into groups and created three lighting scenarios in each room. This made it possible to achieve an even greater feeling of spaciousness (the active zone is illuminated, the rest is in twilight).

Sometimes people scold me in the comments, write offensive things, or question my professional knowledge and skills. I think this project can make them think, because developing such a layout and remotely managing repairs is much more difficult than leaving barbs in the comments.
